To provide you with the most accurate valuation, many of our permanent planting appraisals include the following industry and property-specific information* :
  • Discussion of the crops and other agricultural commodities prevalent in the subject area
  • Description of the property's overall agricultural marketplace, including physical, geological,  economic and governmental impact
  • Trends in vineyard land values, residential real estate markets, and commodity prices by region
  • Explanation of Ag Preserve contracts, erosion control, soil & topography suitability, and irrigation improvements, as well as their impact on land value
  • Analysis of available water resources, including the strengths and weaknesses of local water districts and/or pumped groundwater sources
  • Descriptions of the property’s American Viticultural Area (AVA) and Grape Pricing District (wine grape vineyards)
  • Discussion of trellis systems, rootstocks and vine densities (wine grape vineyards); tree spacing, field block layout and functionality
  • Analysis of land preparation costs, remaining economic life of improvements, "cost to cure" items, and other Replacement Cost New (RCN) factors for your property
