Since 1988, Kelly has appraised a wide variety of agricultural, commercial, industrial and residential properties throughout California. Those properties include wineries; premium vineyards and estate residences; almond, pistachio and walnut orchards;  all types of packing, processing and storage facilities; all types of tree fruit and citrus; nursery and greenhouse facilities; and all types of open land, from irrigated cropland for strawberry and fresh vegetable production to natural grazing land.  
 
Kelly is best known for his expertise on the rapidly developing Central Coast wine region of California. His appraisal assignments in this region are typically complex in nature, frequently involving the development of prospective market values for immature or proposed wine grape vineyards, expanded or remodeled wineries, and/or completion of new or remodeled estate residences. His appraisal work has become quite focused on the evolution of the Central Coast and broader wine markets, as he keeps tabs on changing consumption trends and their ongoing effects on grape pricing and land values. Kelly’s recent assignments have also been geared towards the cold storage facility and greenhouse markets, most notably affected by the rise of cannabis production in this market. He stays on top of trends related to the impact the Sustainable Groundwater Management Act (SGMA) is having on California land values, and how irrigation sources and basin ratings are affecting property values.

Kelly’s clientele list includes all individuals involved in the ag sector, from generational property owners to nearly all providers of agricultural financing, publicly and privately-held corporations, complex partnerships, major investors (including insurance companies, pension funds and REITs), as well as federal, state and local governmental entities.  He is highly experienced in performing fully compliant appraisals for lending purposes, refinancing, sales price establishment, purchase price allocations, estate and tax planning and settlement, foreclosure and bankruptcy proceedings, marriage and partnership dissolution, portfolio management, and much more.

In addition to his appraisal activities, Kelly has recently expanded his business interests into winemaking and distribution.  His first vintage of KZ Cellars wine released in late 2014, consisting of Syrah, Grenache and Rhone varietal blends.

Kelly is a graduate of California State University, Fresno.
