Julie Rose Gonsalves
Certified General Real Estate Appraiser
Julie has valuable experience in appraising a broad variety of agricultural property types throughout the state, including large and small winery facilities; premium vineyards in some of California’s most prestigious regions, and walnut, pistachio, and almond orchard developments. Some of her recent appraisal experience includes inspecting complex properties, developing Discounted Cash Flow analyses for immature permanent plantings, and prospective market value for proposed projects. Julie also has experience in the valuation of more complex properties held under leased fee and leasehold estates. In her latest appraisal work, Julie has zeroed in the continuing impact of the Sustainable Groundwater Management Act (SGMA) and it's effect on California land values. She, along with the rest of the C-X team, continue to track SGMA ratings and map the value trends seen water district by water district and basin by basin.
Julie was born in Hanford, California, in an area dominated by dairy operations. She was raised on a family farm, and would often help with the business side of her grandparent’s operation when on break from college. Julie was an active member of the Future Farmers of America and 4-H clubs, where she would raise and show replacement heifers. In 2011, she graduated from California State University, Fresno where she earned a Bachelor’s degree with honors in Agricultural Economics. Julie is working on earning Accredited Rural Appraiser (ARA) designation. |
