To provide you with the most accurate valuation, many of our ranch appraisals include the following industry and property-specific information* :
  • Descriptions of the property’s carrying capacity (Animal Unit Months), available water supplies used for farming and/or livestock needs, hunting potential, vegetation levels, access to utilities and more
  • Trends in cattle industry markets
  • Analysis of livestock handling facilities, cabins, hunting structures, and other improvements contributing to the Replacement Cost New (RCN) of your property
  • Custom maps and supporting exhibits

Additional Services Available for Ranch Properties
  • Conservation Easements - Includes "before" vs. "after" value determinations to gauge the effect of the subject property being encumbered by the conservation easement.
  • Supplemental Valuation Scenarios - Examples include "As Will Be" and "As Complete" scenarios that address proposed and/or in-progress construction on the property.
  • Purchase Price Allocation  - Consulting report that breaks down a property’s purchase price by real property (land), site entitlements, and building improvements, such as livestock handling or hunting structures and residential improvements.
  • Leased Fee and Leasehold Valuation - Determines the value of the lessee's interest in a rented property, including cattle grazing leases and hunting rights, and analyzes those rental rates to determine their correspondence with "market" levels.

Did You Know?

  • According to a June 2012 crop report, 40% of California's pastureland was rated in poor or very poor condition due to drought.
  • As of September 24, 2013, USDA had designated 1,345 counties in 23 states as natural disaster areas due to drought and heat. Most of those counties were mainly located in Western and Southwestern states.
  • During dry weather conditions, cattle ranchers must bring supplemental feed to make up for the lack of grasses. Dry conditions also pose a higher threat of fire dangers.
